Weltman Consulting

Weltman Consulting was founded by Larry Weltman in 2022 to help facilitate the ever-changing needs of realtors and brokerages in Toronto, across the GTA and throughout southern Ontario.

From its office in Markham, the firm provides consulting services to both real estate brokerages in their brokerage administration, strategic planning, cash flow management and accounting; and to real estate agents with their marketing plans, budgets, and other strategies. Weltman Consulting is adept at drafting and revising business plans, creating marketing strategies, advising on cash flow, and providing brokerage administration consultancy services based on a comprehensive accounting review.

Larry Weltman established Weltman Consulting when he realized the real estate sales market was undergoing major transitions, shifting towards more independent realtors building teams and thereby micro businesses who take on a majority of the business expenses themselves and work independently.

Brokerages have faced additional expenses by way of compliance requirements while their share of commissions has shrunk significantly as competition has increased. Weltman Consulting provides realtors and real estate brokerages with consulting services to ensure they are well equipped with knowledge of the requirements and obligations associated with running a real estate sales business.

From smaller local assignments to large scale country-wide engagements, Weltman Consulting provides superior service in a timely manner. Whether it’s a straightforward administration consultation or complex business modeling, Weltman Consulting is ready to meet your needs and requirements.

A boom in ‘B’ lending in Toronto’s mortgage market

There’s something about even the term of a ‘B’ mortgage lender that can elicit mild concern, which is natural, but knee-jerk: After all, ‘B’ comes after ‘A,’ so doesn’t it imply something second rate?

Larry Weltman: minimizing the effects of daylight savings time

Despite the fact that most of us enjoy gaining an extra hour in the month of November thanks to the end of daylight savings time, the slight time shift has been known to wreak havoc on your daily schedules and internal rhythms. Add to that the effects of reduced sunlight hours, which in some people can lead to Seasonal Affective Disorder, and it’s easy to see why so many of us feel a little out of whack in November.

Most of us have been there before – all day we’ve been mentally committed to going to the gym. We’ve set aside time for going, even marked it on our daily planner. But, when the hour comes to actually get dressed and go, no matter how strong and genuine our intentions were, we flake. The excuses for doing so are as numerous as the amount of times we’ve experienced these disappointing situations: we were too tired to workout; work ran over;
